Global Property Finance

Because of the global credit crisis, many banks around the world are reluctant or unwilling to offer property finance to prospective investors. To overcome this, Healy Consultants assists clients by putting together a comprehensive application to maximize the chances of the global property finance application being approved.

In addition to personal due diligence required by the bank (e g passport copies, proof of income/bank statements) a successful real estate finance application may include a business plan and/or cash flow statement highlighting budgeted rental income and rental income strategies. Healy Consultants will prepare a business plan on our client’s behalf if required by the lender.

To further maximize the likelihood of property finance approval, Healy Consultants prefers to recommend international banks in Asia. We enjoy an excellent working relationship with many leading banks, including HSBC, DBS, UOB and ANZ Bank, which offer competitive mortgage deals at low interest rates.

To proceed with the application, our client advises Healy Consultants of the amount he/she wishes to borrow. Details of the property (e g value according to the valuation report, and property location) are also provided, enabling our staff to approach banks with all relevant information at hand.
5.
On how Healy Consultants may be able to help clients obtain global property finances. However currently banks seem very reluctant to accept potential investors global property finance application. Nevertheless, Healy Consultants will assist clients in putting together an application where by they have a high chance of being accepted.

A bank officer will visit our office if necessary to explain the property finance product in greater detail. If the client is not able to attend the meeting then our staff will clarify terms and conditions before submitting them to the client along with recommendations.
6.
Healy Consultants’ staff complete mortgage application forms, which are couriered to our client for signature and return. Upon return, a complete application pack is submitted to the bank.
7.
Shortly after application submission, Healy Consultants will follow up with the bank to confirm it received the global property finance application. We will then provide regular status updates to our client until the finance application is approved.
